The Bureau of Housing and Urban-Rural Development of Foshan released its transaction data in December 2015, whereby all the data concerning first-hand residential property transactions in Foshan for the year 2015 became public. That year, thanks to newly implemented policies such as the lifting of limitations on property purchases, reductions in the interest rate and requirement reserve ratio, and a drop in the mortgage rate, a total of 129,964 residential properties in Foshan were sold, representing a record-high transaction area in excess of 14.2 million square meters. Thus, Foshan was poised to outperform Guangzhou, Shenzhen, Dongguan, Zhongshan and other cities as the sales champion in the property market of Guangdong Province.

Foshan successfully defended its position as the region's sales champion, chiefly with properties bordering Guangzhou

The data reveals the combined transaction volume in the Nanhai and Shunde districts represented more than 70% of that which occurred in Foshan during 2015. The properties bordering Guangzhou and Foshan made huge contribution. Specifically, the transaction volume of properties bordering Guangzhou and Foshan accounted for 30% of that in Foshan and 40% of the overall sales amount. In other words, nearly 30% of properties in Foshan were sold to Guangzhou home buyers.

Given the statistics from the 2015 Annual Report of Centaline Property, the price of properties in Jinshazhou rose by 40% in 2015, increasing from RMB 13,300 per square meter in the first quarter to RMB 18,000 per square meter in the fourth quarter. Contrastingly, the increase in average price among other projects was in the area of 20%. One observer characterized that the extent of property transactions bordering Guangzhou and Foshan as "unprecedented." Importantly, however, the trend of increasing property price has at last settled out for the time being.
