The second and final stage of land bidding took place at the end of 2016, when the bidding for two commercial plots in Baijiao, Doumen, started on the morning of December 29. After several rounds of competition among five developers, the Baijiao plot numbered 16137/Z.G.T.C. 2016-30 was sold for RMB 9,350 per square meter and a total transaction price of RMB 2,287 billion with a 55.83% premium. Additionally, Times Property acquired the high-profile, fiercely contested plot no. Z.G.T.C. 2016-31 at an accommodation value of RMB 12,000 per square meter with 550 additional square meters of accommodation for talent and public rental housing. According to industry sources, the accommodation price of the first plot started at RMB 6,500 per square meter but reached RMB 7,267 per square meter with the talent apartments and a variety of public supporting projects taken into account. The comprehensive accommodation price, with 3% of the buyer's deed tax and additional amenities covering 550 square meters, was approximately RMB 14,600 per square meter. The future static break-even point will be RMB 19,500 to 20,000 per square meter for an unfurnished house.
A plot with complete amenities and ready access to famous brands
The plot, located in Baijiao New Town, a core area of Doumen District, is surrounded by the development projects of six giants: Vanke, Gemdale, Huafa, China Merchant Property, Times Property and HP Smart City.
